Kent Property Management
Kent is not one rental market. Downtown and the Valley, East Hill, West Hill and Midway, and southern residential areas differ in housing type, transit access, competition, and local compliance exposure. Real Property Management Eclipse manages Kent rentals from our Bellevue office with submarket pricing, leasing, maintenance coordination, RHIP-aware records, and owner reporting built around the actual property.
Property management built for Kent’s Hill, Valley, and transit markets, with local requirements handled at the property level.
Kent Property Management Across Several Different Rental Markets
Kent had an estimated 134,871 residents in July 2025 and a derived renter share of 42.8%. Its scale matters, but its geography matters more. A Downtown apartment near Kent Station, an East Hill house near Lake Meridian, a West Hill property near Kent Des Moines Station, and a Valley multifamily building do not share one competitive set.
RPM Eclipse starts with that local distinction. We use current property-level comparables, then manage leasing, resident service, maintenance, accounting, renewals, and applicable local compliance from our Bellevue office.

A Meaningful Rental Base
The citywide renter share is 42.8%, with a different property mix across Downtown, the Valley, East Hill, West Hill, and southern Kent. We compare houses with houses and multifamily units with the relevant unit type, location, condition, and current competition.
Kent Valley Employment Concentration
Kent Valley is a major aerospace, advanced-manufacturing, warehousing, and distribution center with regional access to Sea-Tac, the ports, I-5, and SR 167. That employment ecosystem is more defensible than promising demand from one named company or repeating an old employer headcount.
Two Different Rail Connections
Kent Station serves Sounder S Line in Downtown. Kent Des Moines Station on West Hill has served the 1 Line since December 2025. Listings identify the station and connection that actually serve the property’s submarket.
Growth Planned Across Several Centers
Kent’s 2044 plan directs future growth toward Downtown, Midway, East Hill activity centers, Meeker, and other transit-served areas. We track those housing and job allocations as future supply and demand context.
Kent Rental Housing Inspection Program and Washington Compliance
Kent’s Rental Housing Inspection Program applies to specified rental properties. Subject properties register annually by November 1. Apartments, townhomes, duplexes, triplexes, and fourplexes are inspected on a three-year cycle, with a sample of units selected. The city publishes the current district schedule and program exclusions, so owners should verify the property’s classification and current cycle directly.
The current licensing material applies rental-housing license and inspection-program fees to properties containing two or more units. Owners of other rental types should confirm the city’s licensing treatment for their property and ownership structure.
Washington rules separately govern rent increases, notices, deposits, entry, screening, lease administration, and the legal process used to end a tenancy. The statewide annual rent-increase maximum changes by calendar year and includes exemptions.Official resources: City of Kent Rental Housing Inspection Program and Washington Commerce: landlord rent-increase resources. Reviewed August 2026.
This is general information, not legal advice. Owners should confirm current registration, inspection, licensing, exemption, form, and deadline requirements for the property and tenancy.
Kent Submarket Pricing
We build separate competitive sets for Downtown and the Valley, East Hill, West Hill and Midway, and southern Kent.
Accurate Transit Positioning
Listings identify Sounder at Kent Station or the 1 Line at Kent Des Moines Station according to the property’s actual location.
RHIP-Aware Records
For subject properties, registration, inspection timing, selected units, repairs, and supporting records stay organized around the current city cycle.
Address-Level School Verification
Kent spans several school districts. We verify the assigned district and school before using that information in a listing.
Kent’s Size Is an Opportunity Only When the Submarket Is Correct
A large renter base and two regional rail connections give Kent depth. They also make a citywide average especially weak. A Downtown apartment, East Hill house, Valley multifamily unit, and West Hill transit-area rental answer to different competition. Accurate management starts by identifying which market the property actually occupies.
Kent Leasing Across Downtown, East Hill, and West Hill
Downtown, Meeker Street, and the Valley combine Sounder access, employment proximity, older and newer multifamily housing, and redevelopment planning. East Hill and Lake Meridian are more residential, with a mix of houses and attached properties. West Hill and Midway now include operating 1 Line access at Kent Des Moines Station.
We build the comp set and listing around the property’s actual side of the city, not the word Kent alone.
Maintenance and Inspection Readiness
Kent rentals span houses, townhomes, duplexes, small multifamily, and larger apartment properties. Maintenance responsibilities and RHIP exposure vary with the property type and occupancy. We coordinate repairs, document completed work, and keep records usable when an inspection or resident issue requires them.
For subject properties, inspection readiness becomes part of ordinary operations and the recurring property calendar.
Owner Reporting Across a Complex City
Your owner portal keeps statements, leases, maintenance history, and communication records accessible. Our Bellevue team manages routine operations and brings material decisions to you with the property and compliance context attached.
For a small portfolio spread across Kent, Renton, and the wider Bellevue service area, that means one operating system with a rent strategy tailored to each city and submarket.
Kent property management should identify the submarket first, then build the pricing, leasing, and compliance plan around it.

Frequently Asked Questions About Kent Property Management
How much could my Kent rental property earn?
The answer depends on the submarket, property type, bedrooms, condition, features, and current competition. The Census median gross rent of $1,909 is a 2020-2024 historical baseline, not a current asking-rent recommendation for a specific property.
Which Kent rental properties must register for RHIP?
Kent applies RHIP to specified rental properties and publishes exclusions. Current materials focus inspection and fee requirements on apartments, townhomes, duplexes, triplexes, fourplexes, and properties with two or more units. Single-family rentals are not automatically included, so owners should confirm the property’s classification directly with the city.
Does RPM Eclipse manage Kent houses, townhomes, and multifamily properties?
Yes. Our residential management work includes single-family homes, condos, townhomes, and small multifamily properties. The management and compliance plan changes with the property type, number of units, condition, and owner goals.
How do East Hill, Downtown and the Valley, and West Hill differ?
Downtown and the Valley combine Sounder access, employment proximity, and substantial multifamily inventory. East Hill is more residential with houses and attached housing. West Hill and Midway include established neighborhoods and operating 1 Line access at Kent Des Moines Station.
Which school district serves a Kent rental?
Kent addresses can fall within Kent, Highline, Renton, or Federal Way school districts. Owners and applicants should verify the assigned district and school directly from the property address before relying on a listing description.
