Every Real Property Management Eclipse lease includes the Resident Benefits Package. It covers rent payments, credit reporting, help with accidental damage, and move-in setup.

What the Resident Benefits Package Is
The Resident Benefits Package is a set of services included with every lease we write. Online rent payments carry no ACH fee, and one NSF fee a year is forgiven. The Accidental Damage Benefit helps with sudden damage inside the home, and optional positive rent reporting can build your credit each month you pay on time.
The package costs $35 per month and is billed with your rent. It applies for as long as you are under lease with us.
Some of these services are delivered by outside vendors and some we provide directly. Benefits have limits.
What Is Included
Rent Rewards
Get rewarded for paying rent on time. Save up points or redeem them for home items, gift cards, and more, plus access to perks and discounts.
No-Charge Online ACH Rent Payments
Pay rent by ACH through AppFolio with no additional payment fee. That is an average savings of about $48 a year.
One-Time NSF Fee Forgiveness
Once per year, we waive a non-sufficient funds fee. A $35 value.
Accidental Damage Benefit
Covers sudden, accidental damage to the interior of your home, up to $250 per quarter and up to $1,000 across any consecutive 12-month period of enrollment. Program terms and exclusions apply. Read the full Terms & Conditions.
Obligo Cashless Security Deposit Alternative
Eligible residents can use Obligo instead of putting down a traditional cash security deposit, through a credit-based pre-authorization. Eligibility requirements apply.
Online Tenant Portal
Access to your tenant portal for rent payments, maintenance requests, and shared documents.
Credit Reporting
Optional positive-only rent reporting to all three credit bureaus, so every on-time payment helps build your credit history.
Lease Renewal Processing Benefit
The administrative processing that comes with renewing your lease is covered, including an annual $95 renewal credit when the lease is signed within 10 days of creation. Subject to terms and conditions.
One-Time Lockout Reimbursement
Locked out once during a qualifying 12-month lease term? We will reimburse you up to $50. A $50 value.
Utility Setup Dashboard
A dashboard that walks you through getting your utilities turned on and transferred when you move in, so you are not hunting down providers one at a time.
Rental Reference and Mortgage Verifications
When you apply for your next home or a mortgage, we document and verify your rental history at no extra charge. A $50 value.
How to Use Your Benefits
Most of the package works on its own. Rent Rewards, credit reporting, and no-fee ACH payments all run through your tenant portal, and the renewal credit is applied when you renew.
For the benefits you have to ask for, use the portal:
Accidental damage. Submit a Maintenance Request through your tenant portal within 72 hours of discovering the damage. Do not arrange repairs yourself. Read the Accidental Damage Benefit terms.
A lockout, an NSF fee, or a verification request. Contact the office through the portal or call us and we will process it.
Anything you are not sure about. Call the office. We would rather answer the question than have you miss a benefit you are already paying for.
Frequently Asked Questions
Is the Resident Benefits Package optional?
No. The package is included with all Real Property Management Eclipse lease agreements and the monthly cost is identified before you sign a lease or a renewal.
How much does the Resident Benefits Package cost?
$35 per month, billed with your rent, for as long as you are under lease with us.
Does the Resident Benefits Package replace renters insurance?
No. Nothing in the package is insurance, and the Accidental Damage Benefit specifically is not insurance and does not replace renters insurance or any obligation you have under your lease.
Does the Resident Benefits Package replace my security deposit?
No. The Obligo cashless option is a security deposit alternative for eligible residents, and it is separate from the rest of the package. The other benefits do not reduce, replace, or satisfy a security deposit requirement.
Who provides the Resident Benefits Package services?
Some are provided by outside third-party vendors who work with us and some are provided by Real Property Management Eclipse directly.
What happens to my benefits when I move out?
The package applies while you are an active resident under lease. Benefits do not carry past move-out.

Resident agrees to embrace this Resident Benefits Package while under the Lease with Manager and pay their share of the costs monthly as identified prior to executing a Lease or renewal. Resident agrees to release and hold Manager harmless for the performance of outside third-party vendors who assist Manager in providing some of these services. RPME may also provide some of these services directly. Benefits have limits. Ask for details.
