Who We Are
Real Property Management Eclipse was founded in 2015 by Eric Peoples, a longtime real estate investor who left a corporate operations career to build something of his own.
Eric had spent years working in operations at large organizations before deciding he was done with corporate America. He was already a real estate owner who understood the income potential of investment property — but the idea of running a professional management business hadn’t crossed his mind until a friend of a friend brought up franchise ownership. The model made immediate sense. Eric saw property management as a discipline he already understood from the owner’s side, and the Real Property Management system offered the infrastructure to do it at scale and do it right.
In 2015, he invested his retirement savings to launch his first offices in Bellevue and Bothell, Washington, operating under Peoples Enterprises LLC. The business was built on a straightforward conviction: treat rental properties as the financial assets they are, manage them with discipline, and give owners the transparency and accountability that most management companies don’t.
The approach worked. Within two years, Real Property Management recognized Eric’s office with its Rising Star Award — given nationally to a newer franchise that has demonstrated early success, steady growth, improved operational efficiency, and a presence that contributes to the broader organization. Today, RPM Eclipse holds a 4.8-star rating across more than 200 reviews and an A+ rating with the Better Business Bureau, where it has been accredited since January 2016.

RPM Eclipse operates through two staffed local offices, each responsible for a defined service area. Properties are managed by teams familiar with local rental pricing, tenant demand, vendor networks, and city-specific regulations — not routed through a centralized call center.
Bellevue Office

Our services cover the full lifecycle of rental property ownership: leasing and tenant placement, background and credit screening, rent collection, maintenance coordination, lease compliance, and eviction management when necessary. Property owners have real-time access to financial statements, lease documents, maintenance requests, and account activity through an online owner portal.
We do not take on short-term vacation rentals or commercial properties. That focus is deliberate. It allows us to maintain consistency, depth, and accountability across every property we manage.
